Which kind of host are you?

There isn't one price for "Airbnb insurance" — there are four different underwriting conversations, and each is placed and priced differently. The agent we match you with starts by figuring out which one you're in:

  • You rent your primary home a week or two a year — you leave for CMA Fest or a holiday and the house pays for the trip. Usually a home-sharing or occasional-rental endorsement on your homeowners policy: a modest add-on with the right carrier.
  • You rent part of your home — a basement apartment, detached guest house or pool house. The same endorsement, written to include the detached structure and guest liability. Owner-occupied hosting is the easiest short-term rental to place and to permit.
  • You own a long-term rental and want to list it short-term, between tenants or permanently. A standard landlord policy assumes one tenant with a lease, and most carriers now treat any term under about six months as short-term — even three-month leases. That's an endorsement or a short-term rental policy, not a landlord policy.
  • You run a full-time listing — a Nashville condo, a Gatlinburg cabin, a Center Hill lake house. That's a short-term rental policy built for the property: business use, guest liability, furnishings, and the loss of income that a September water leak costs you in October.

The endorsement isn't the expensive part — the wrong carrier is

Hosts who've been quoted a scary number by one carrier are often surprised: with a carrier that actually wants short-term rental business, the endorsement or policy is a small fraction of what a week of bookings brings in, and a licensed independent agent shopping several carriers sometimes lands the whole household below what you pay today.

What moves the price is the match, not the platform. Some carriers discount for a property management company — worth asking, but if carriers A, B and C discount and carrier D's natural rate is still lower, D wins. Some carriers put multiple rentals on one policy with real economies on liability; others write each property separately, and either can be cheaper depending on how many you own. Bundling rentals with your homeowners carrier earns a discount that is sometimes decisive and sometimes smaller than another carrier's natural rate. What Airbnb, VRBO and Booking.com don't cover

Every platform gives hosts up to $1,000,000 of liability coverage for stays booked through that platform, and Airbnb adds a $3,000,000 damage reimbursement program that its own terms say is not insurance. None of them cover the house between guests — the frozen pipe on a Tuesday, the tree through the roof — and none apply to a direct booking. VRBO's program even applies a 25% deductible if you don't carry adequate insurance of your own. The platforms are a free backstop on top of a real policy. They were never designed to be the policy.

Does my homeowners policy cover Airbnb or VRBO guests?
Not on its own. Standard homeowners policies exclude business use, and paying guests are business use — even for one weekend. Depending on how you host, the fix is an occasional-rental or home-sharing endorsement, a short-term rental endorsement on a landlord policy, or a short-term rental policy for the property. Will my premium go up if I start hosting?
Sometimes, and often by less than hosts expect. With the right carrier the endorsement is a modest add-on, and shopping several carriers sometimes lands the whole household below what you pay today. What reliably goes up if you don't disclose hosting is the chance your next claim is denied.

I rent my house for one week a year during CMA Fest. Do I really need to do anything?
Yes — two things. Nashville requires a short-term rental permit even for owner-occupied hosting, and your carrier needs to know so the policy covers that week. Both are cheap and routine. An undisclosed rental week is exactly when a claim gets contested.

Do carriers give a discount for using a property management company?
Some do, and it's worth asking about. But it's a tiebreaker, not a strategy: another carrier's natural rate can still be lower than a discounted one. The agent we match you with prices it both ways.

Isn't Airbnb's AirCover enough?
No. AirCover's liability coverage is real but applies only to Airbnb-booked stays; its $3M damage protection is a reimbursement program, not insurance, decided by Airbnb. Neither covers the house while it's empty, a direct booking, or a guest hurt on your golf cart or dock. Keep it as a free backstop over a real policy.
